Multiple Listings Service and has access to all homes which
are for sale through that service. For you, the buyer,
that is good news. It eliminates the need for you to
spend hours calling different companies for information or
prices. You can provide me with the details of what
you are looking for and I can show you all the homes in the
Ruidoso area that meet your criteria. |

How
much money will I need to cover all the costs of buying a
new home, including discount points, tax escrows, etc.?
I will furnish you with an estimate of closing costs before
you purchase your new home. This estimate will outline
all of the costs of the purchase to you. I cannot
accurately estimate all the loan costs your lender will
charge but I can give you an idea. That's why it's a
good idea to get preapproved for your loan before you look
for a house. That way, you know how much house you can
afford and what your lender will charge you for the loan. |

What
is involved in writing an offer to purchase?
When you write an offer to purchase you will specify:
a) The price you will pay
b) The financing you are seeking
c) The terms of your purchase
d) Any inspections and documents required prior to
closing
e) Closing and possession dates. |

What
is an appropriate amount for the earnest deposit?
The earnest deposit which accompanies your offer to purchase
is your way of conveying your intent and commitment to the
seller. Typically the deposit is 3% of the sale price.
As your realtor I can advise you of an appropriate amount
for the home of your choice. |

What
is a counter offer?
If the price or terms of your offer to purchase are not
acceptable to the seller, he/she may choose to write a
counter offer stating a different price or different terms.
At that point, you may accept, reject or counter that offer. |

How
do I arrange for a loan once I have accepted purchase
agreement?
If you are not already preapproved, I will advise you of
your financing alternatives and the rates available at the
current time. The information you will need vary from
lender to lender. It generally takes from 30-60
days for a loan to be processed. |

Could
anything delay approval of my loan?
You may face a delay if the lender discovers credit
problems, if employment or bank verifications are not
returned in a timely manner, or if there is a delay in the
appraisal process or problems with title defects. |
 |
Can
I pay my escrows separately?
Not if it's an FHA-insured or VA loan. Some lending
institutions will allow you to pay your own taxes and
insurance if you have borrowed no more than 75-80% of the
purchase price or appraised value of your home. |
 |
Do
you represent me or the seller?
Coldwell Banker, SDC offers all buyers a choice of
representation. I will give you an Agency agreement
and review the various types of agency relationships with
you. The listing agent represents the seller, and the
buyer's agent represents the buyer. Sellers still pay
the commission but it is paid to the brokerage of the
listing agent. That brokerage in turn pays half of the
received commission to the brokerage of the Buyer's
agent. The individual agent is then paid on whatever
level has been agreed upon in their office contract. |
